New-build villa with private pool and sea views in Alfaz del Pi, Costa Blanca

One villa is left at Villas del Sol (Alfaz del Pi), and the price has been updated to €820,000, with an expanded specification compared with the original version of the project.

  • 270 m² built, 3 bedrooms (the main one on the ground floor, en suite with dressing room), 4 full bathrooms. The semi-basement allows a fourth bedroom with a play room.

  • Private saline pool and unobstructed views over the bay of Altea, Peñón de Ifach and the Sierra de Bernia.

  • Completion of works in December 2026, with a few still customisable options and extras.

  • Photovoltaic pre-installation, electric vehicle charging point, aerothermia, ducted air conditioning and electric underfloor heating in the bathrooms. Energy class A potential.

  • Purchase taxes: 10% VAT + 1,5% of AJD, plus notary and registry.

What Villas del Sol is, and why only one unit is left

Villas del Sol is a modern, customisable villa development in the quiet residential area of L’Alfàs del Pi, ten minutes by car from Albir beach and fifteen from Altea or Benidorm. The town is one of the most international on the Costa Blanca, with more than fifty nationalities and a long-established Scandinavian, British, Dutch and German community.

The development has sold while being built, and only the last unit remains. That changes the conversation: it is no longer about choosing the best plot, but about deciding whether the house standing today suits the way you live. In our experience, when one unit is left two months before completion, the buyer gains certainty (the build is executed, you can see the result) and loses options (there is no going back on orientation or floor area).

The villa, in figures

  • Living area: 270 m²

  • Bedrooms: 3, main bedroom on the ground floor with en-suite bathroom and dressing room

  • Bathrooms: 4 full

  • Possible extension: fourth bedroom with games room in the semi-basement

  • Pool: private, salina

  • Views: bay of Altea, Peñón de Ifach, and the Sierra de Bernia mountains, unobstructed

  • Price: €820,000 (with expanded specification)

  • Completion: December 2026

The ground-floor main bedroom layout is a smart decision for anyone buying with an eye on ageing in place: it removes day-to-day reliance on the stairs and leaves the upper floor for guests or family.

What the specification includes

This unit comes with an additional specification package over the original project. That is part of the reason for the new price, and it is worth requesting the closed list in writing before reserving, because it is what separates this villa from others in the same bracket locally.

What the technical sheet does confirm:

  • Construction: anti-seismic reinforced concrete structure, with geotechnical survey and independent quality control.

  • Climate control: Aerothermia, high-efficiency heat pump with concealed ducted air conditioning and electric underfloor heating in the bathrooms.

  • Ventilation: automated passive system, with optional heat recovery.

  • Energy: pre-installation for photovoltaic self-consumption and an EV charging point.

  • Finishes: porcelain stoneware, lacquered joinery and integrated appliances.

  • Certificates: energy efficiency and acoustic insulation issued by independent third parties.

  • Warranties: ten-year structural damage insurance, three-year habitability insurance, 2 to 5 year warranties on installed equipment, and ecological site waste management.

  • Customisation: home automation, pool heating and/or cover, CCTV cameras and landscaping, quoted separately.

What it really costs to buy

On a price of €820,000, the outlay in the Valencian Community works out as follows:

  • 10% VAT on the price: €82,000

  • 1.5% stamp duty (AJD): €12,300

  • Notary, registry and processing: around €3,000

  • Approximate total: about €917,300, excluding lawyer, financing and additional furniture

This is an estimate. Add valuation and arrangement fees if you buy with a mortgage, and note that the analysis changes if you buy through a company.

Customising without holding up the build

Buying off-plan with construction under way gives you a narrow window for finishes: the further the build progresses, the less room there is and the more expensive a change of mind becomes. Materials and installation decisions should be closed as soon as possible.

Our practical advice, based on previous transactions:

  1. Fix first what cannot be changed later: basement layout, home automation pre-installation, lighting points, water outlets and pool heating.

  2. Leave the reversible items for the end: paint, textiles, furniture and landscaping.

  3. Always request each extra in writing, with a completion date, and check whether it affects handover.

  4. Do not improvise the home automation: define scenes and zoning before the electrical installation is closed.

Common mistakes when buying the last unit of a development

  • Comparing only price per m². In a last unit, part of the value sits in the specification already included and in the completion date, not only in floor area.

  • Assuming the extras list. Ask for a closed, signed inventory; “expanded specification” is a sales phrase until it becomes a list.

  • Forgetting furnishing costs. The villa is delivered finished, not furnished: budget for it.

  • Not checking the registry extract and licences. In new build, the first occupation licence and registry consistency are essential before completion.

  • Reserving without an independent lawyer. Buyers need their own adviser, separate from the seller.

Frequently asked questions

What does the last Villas del Sol villa cost now? €820,000, up from the development’s previous price. The new price includes an expanded specification over the original project.

How many bedrooms does it have, and can it be extended? Three bedrooms, with the main one on the ground floor, en suite with a dressing room. The semi-basement can add a fourth bedroom with a games room, quoted separately.

Is it a good rental investment? Alfaz del Pi and El Albir have steady long-term rental demand and a tourist market subject to current local and regional rules.

Can I view it while it is still under construction? Yes. We arrange site visits by appointment with the necessary safety measures, plus a virtual tour for buyers outside Spain.
