Getting Your NIE in Alicante: Steps and Common Mistakes to Avoid
The NIE (foreigner identification number) is the first piece of paperwork any international buyer needs before purchasing a property in Spain. Without it you can’t open a bank account, sign at the notary, or register for any tax.
What the NIE actually is
It’s a personal, unique, non-transferable number that identifies you to the Spanish authorities for any transaction: tax, banking, employment or property-related. It is not a residence permit — simply a tax identifier.
How to apply: two routes
- From your home country, at the relevant Spanish consulate, before you travel.
- In Spain, at a National Police station or the foreigners’ office in the province of Alicante, by appointment.
Either way, you’ll need a valid passport, the official form (EX-15) and proof of why you need it — in this case, buying a property.
Common mistakes that delay the process
- Not booking an appointment early enough: during peak season, slots fill up weeks in advance.
- Submitting incomplete or unapostilled documents when foreign paperwork requires it.
- Confusing the NIE with the “residence registration certificate,” a separate process for those planning to live in Spain continuously.
- Letting too much time pass between getting the NIE and actually using it in the purchase.
How long it takes
Timing varies by office and season, but it’s wise to start the process several weeks before your planned completion date, especially if you’re buying in spring or summer, when demand on the Costa Blanca picks up.
A process you shouldn’t handle alone
Although the paperwork itself is straightforward, one documentation error can delay your purchase by weeks. Working with a local advisor who knows the real turnaround times of Alicante’s offices makes the difference between a smooth purchase and one full of surprises.
