From Buying the Land to Handing Over the Keys: How SAGA Manages a Development
Behind every finished villa lies a management process that starts long before the first brick is laid. At SAGA, we’ve spent more than 60 years refining that process, from buying the land through to after-sales service.
1. Land analysis and purchase
It all starts with a feasibility study — technical, planning and financial — of the land: what can be built, under what regulatory constraints, and what returns the project offers, before committing any investment.
2. Design and architectural project
Once the land is secured, our technical team develops the architectural project, building in the energy-efficiency standards, contemporary design and specifications that define every SAGA development.
3. Planning permission and licensing
Before construction can begin, the relevant town-hall licences must be obtained. This stage requires experience and a good working relationship with local authorities to avoid unnecessary delays.
4. Construction
During the build, SAGA coordinates the technical team, controls timelines, budgets and specifications, and oversees every stage from foundations to final finishes to make sure it matches the plan.
5. Accounting, tax and administration
Alongside construction, we manage all the accounting and tax side of the project: filing accounts, meeting tax obligations and financial reporting, with transparency at every step.
6. Sales
Sales can begin before construction is finished (off-plan) or once it’s complete, depending on each development’s strategy — always with the legal and planning validation that ensures a safe purchase.
7. Key handover and after-sales service
After handover, SAGA provides after-sales support for a year, to resolve any issues and make sure the owner’s experience is as positive as the buying process itself.
