One of the great advantages of buying off-plan or early in construction is the ability to customise the home before it’s set in stone. But that flexibility comes with specific windows of time worth knowing about.

What can be customised (and when)

  • Interior layout: only possible in the earliest phases, before the final partition walls go up.
  • Materials and finishes (flooring, worktops, sanitary ware, taps): usually up until a few weeks before the relevant installation.
  • Home automation and technology: can typically be defined during intermediate construction phases.
  • Facade or garden elements (for detached houses): depends on each development’s specific schedule.

Why earlier stages give you more room

The earlier you reserve within the construction timeline, the more decisions remain open. Buying at foundation or structural stage offers far more flexibility than buying once the partitions and installations are already in place.

How the process works with the developer

  1. Initial meeting to define your layout preferences (if the construction stage allows) and overall style.
  2. Presentation of material and finish options, usually with several predefined categories or “packs,” plus bespoke options depending on the project.
  3. Written confirmation of every choice, with the deadline for each item, to avoid delaying construction.
  4. Progress tracking during the build, with scheduled visits to check on the works.

What to consider before requesting changes

Not every change is possible without affecting timelines or budget: altering a home’s interior layout can require adjustments to electrical or plumbing systems that affect the whole development’s schedule. Every change should be recorded in a written addendum to the contract, with its own cost and deadline.
