
7 Common Mistakes When Buying Property on the Costa Blanca
Buying a property on the Costa Blanca is a big decision, and a handful of mistakes — very common among foreign buyers — can cost time and money. Here are the seven most frequent.
1. Not checking the property’s legal and planning status
Before you reserve, confirm the property has a first-occupation licence (or habitation certificate), that there are no outstanding charges or embargoes, and that its Land Registry status is clean.
2. Underestimating the extra costs on top of the purchase price
Beyond the price of the property, budget for taxes (transfer tax, or VAT plus stamp duty), notary fees, registration, legal fees and, where applicable, the bank’s valuation. Together these usually add up to 10–14% on top of the purchase price.
3. Not applying for the NIE early enough
Without an NIE you can’t sign at the notary or open a Spanish bank account. Start this process weeks before your planned completion date.
4. Buying without visiting the area at different times of year
An area can look and feel very different in high season versus low season. If possible, visit more than once before deciding, to get a real sense of traffic, atmosphere and service availability outside summer.
5. Not comparing financing terms across several lenders
Mortgage terms for non-residents vary considerably between banks. Accepting the first offer without comparing can cost you dearly over the years.
6. Signing without independent legal advice
Relying solely on the seller’s or developer’s own representative, without independent legal advice of your own, is one of the costliest mistakes a buyer can make.
7. Not planning for ongoing taxes
Costs like IBI, non-resident income tax or wealth tax recur every year, not just once. Failing to budget for them creates unpleasant surprises after you’ve bought.
